Evergreen affordable housing simply refers to affordable housing that lasts forever. When we purchase a property, we issue a deed restriction that stipulates we’ll hold the property in perpetuity and serve residents earning below the area’s average median income. Because we never sell these protected affordable homes, they remain safe, dependable places for Utah families, regardless of changing market conditions.
The state of Utah has found great value in our approach. So far, the state legislature has committed $52.5M to the fund to protect affordable housing for Utah families. Governor Cox has also directed $10M to our fund through his new housing plan in 2023. The State of Utah's commitment to the UHPF is pivotal to making the fund evergreen.
We own and manage properties in Salt Lake, Summit, Tooele, and Washington counties but are quickly expanding into other areas. While affordable housing is more often an issue for cities, we believe every Utahn deserves a stable, comfortable home. That’s why we plan to direct 30% of our efforts to serving folks in rural areas.
While affordable housing preservation is just one piece of the puzzle, it offers some significant advantages compared to other solutions. Preservation is faster, more affordable, and less complicated than new development. We’re able to make a real difference in a matter of weeks, not years, and can avoid frequent hang-ups like zoning and permitting. So far, the state of Utah has seen a 10x impact through its investment with us.
